Non-domestic EPC's
- Do you have a shop, office, workshop or factory for sale or rent?
- Is the unit greater than 50 square metres in size? (The area must include all storage rooms, kitchens, and toilets etc. that are part of the same premises.)
If you've answered yes to these two questions then you will need a Commercial Energy Performance Certificate (EPC). This applies to all new premises being marketed from corner shops to office blocks. You should have the EPC available to show to all prospective customers as soon as the property is on the market.
We provide affordable Commercial Energy Performance Certificates for businesses that are being sold or leased in the United Kingdom. With effect from the 4th of January of this year the Energy Performance of Buildings Directive dictates that a Commercial EPC will be required upon construction, sale or lease for all non-dwellings, covering everything from small retail units to offices, industrial units and large scale commercial premises such as airports and public buildings. Responsibility for enforcement in newly built properties will fall to Building Control, whilst Trading Standards departments will enforce certification of existing buildings. On-Construction Energy Performance Certificates
On-construction EPC's are now required for all commercial properties and they must be created by Assessors who are accredited for both SAP calculations and EPC production.
Enviromission has fully accredited Assessors for both of these. It is now a requirement of the Building Regulations that an EPC must be produced before the building can be issued with a completion certificate by Building Control and that’s where Enviromission can assist in complying with the new rules.
On-construction EPC's are derived from the SAP calculations which are carried out at the building design stage to assess the energy efficiency of the building’s fabric and services. Once the building is complete. The on-construction EPC is created from the SAP data, this is then lodged with the government’s national records.
The advantage of the on-construction EPC is that it is more accurate and based on detailed assessment of the known structure rather than on inferences which are based on the building’s type, age and visible characteristics.
